I PUBLIC HEARING                                                   AUDITORIUM

(At this time interested persons may be heard after being recognized by the chairman.

Written communications may be received for all applications until the public hearing is closed.  Applications and plans may be seen and examined in the Planning and Zoning Office, Room 203, Town Hall, 110 Myrtle Avenue, Monday, Wednesday and Friday, 8:30 am to 3:00 pm  Tuesday and Thursday 8:30 am to 4:30 pm.)

 

The Commission will not start a public hearing on any applications after 10:00 p.m.  The Commission will adjourn no later than 11:00 p.m.

 

  1. Amendment #684:  (The following application will be opened and continued to 2/19/15.  No testimony will be taken at this hearing) Appl. #14-055 by 793 Post Road E. LLC (Coastal Construction Group) for a map amendment to the Official Building Zone Map to rezone property located at 793 Post Road East from General Business District (GBD)\Res A zone to GBD\Res A\Inclusionary Housing Overlay District (IHZ), PID #E09193000.
  2. 1135 Post Road East:  (The following application was opened and continued from 12/18/14. No testimony was takenAppl. #14-053 by Coastal Construction Group for property owned by 1135 Post Rd E, LLC for a Special Permit and Site Plan approval for a residential and non-residential development including construction of a building for a Bank with Drive Through and Office Use, a building for Retail Use, and four (4) residential buildings consisting of a total of twelve (12) dwelling units for property located in a Business Preservation District/Residence A-Inclusionary Housing Overlay zone, PID #G09027000.  Applicant’s presentation time:  30 minutes
  3. 12 Stony Point Road:  Appl. #14-057 by Barr Associates, LLC for property owned by Richard and Francoise Jaffe for a CAM Site Plan approval to lift existing house and for additions for property located in a Res AA zone, PID #B05112000.  Applicant’s presentation time:  15 minutes
  4. Amendment #685:  Appl. #14-060 by the Planning and Zoning Commission for a text amendment to the zoning regulations to modify §45-3 (Zoning Permit) to require that a zoning permit be obtained prior to occupancy of a commercial building.  Applicant’s presentation time:  10 minutes
  5. Amendment #686:  Appl. #14-061 by the Planning and Zoning Commission for a text amendment to the zoning regulations to modify §5-2 Definitions, §22-2 Permitted Uses in RORD Zones, §23-2 Permitted Uses in RBD Zones, §24-2 Permitted Uses in GBD Zones, §24A-2 Permitted Uses in GBD/S Zones, §28-2 Permitted Uses in BPD Zones, §29-2 Permitted Uses in BCD Zones, §29A-2 Permitted Uses in BCD/H Zones,  §30-2 Permitted Uses in HDD Zones, §31-15 Uses requiring more than 20 Parking Spaces (New), §34-5 Off Street Parking & Loading, §34-8 Joint Parking, §34-11.12 Reserved Future Parking and §44-5.3 Circulation & Parking to insure that proposed uses have adequate parking.  Applicant’s presentation time:  15 minutes

a)      Davenport Avenue-Hiawatha Lane:  Connecticut General Statutes §8-24 Request by the First Selectman for a report from the Planning and Zoning Commission, pursuant to an application to the Water Pollution Control Authority by Summit Saugatuck, LLC, for a sanitary sewer main line extension to nineteen (19) existing lots from Davenport Avenue to Hiawatha Lane Extension, to serve a proposed 186 unit multi-family development, Assessor’s Map B05, Residence B zone.
