LEGAL NOTICE 

Notice is hereby given that the Westport Planning and Zoning Commission will hold a Public Hearing on Thursday April 25, 2019, at 7:00 P.M. in Town Hall, 110 Myrtle Avenue to hear the following.



1. 3 Rustic Lane: Appl. #19-013 by Sean Kernan, Hoffman Landscapes for property owned by Suzanne & James Jesse for a special permit and site plan, excavation and fill application for a new retaining wall and grading for a property located in the Residence AAA zone, PID #H07015000.  

2. Text Amendment #765: Appl. #18-087 submitted by Richard B. Benson to add a new zoning district to the Westport Zoning Regulations and standards to the zoning regulations for §14A, Beach Area (BA) District.  The proposal includes modifying §1 to make the section consistent with the Legislative Intent as described by Connecticut General Statutes §8-2; modifying §5 to make the section consistent with the State Building Code and FEMA regulations for the definition of New Construction; removing §6-2.1.6 as it is discrimatory against non-conforming lots; modifying §6-2.1.8 to allow for non-conforming buildings to be expanded over the footprint without the need for a variance provided the degree of non-conformity is not increased; modifying §6-3.1 to reduce the front setback on lots 6,000 square feet to 10,889 square feet; modifying §6-3.3 to remove the standard regarding the number of stories and permitting a height up to 32 feet in specific circumstances in the new BA zoning district; modifying §6-3.4 to change the existing calculation of Building and Total Coverage for lots up to 21,779 square feet. A copy of the proposed amendment is on file in the Westport Town Clerk’s Office and is on file in the Westport Planning and Zoning Office.  


3. Text Amendment #762: Appl. #18-082 submitted by P&Z Commission to modify Sec. 6-6.2 to clarify a variance is needed only when proposed change to building or structure increases the degree of non-conformity

4. 48 Compo Mill Cove: Appl. #19-012 by 48 Compo Mill Cove LLC for a CAM Site Plan approval for non-structural beach restoration for property located in Residential A zone, PID #E04092000.  


Public comments may be received during the Public Hearing and may be sent to the Planning and Zoning Commission at pandz@westportct.gov. The application files may be examined in the Planning and Zoning Office, Room 203, Town Hall, 110 Myrtle Avenue, Monday -Friday, 8:30a.m. to 4:30p.m.
