I  WORK SESSION    
 (The following items will be discussed and voted on as time permits. 
    The public may observe the work session, but not participate.)  
New Business:
Discuss options with Deputy Director for draft text amendment to the Zoning Regulations resulting from meetings of the PZC/ZBA Beach Rezoning Subcommittee including:
1. Revise §6-3 to grant Coverage relief Town-wide to non-conforming lots less than a quarter-acre in size (10,890 SF); or 

2. Create new zoning district, §13B, CB-Compo Basin, to grant coverage relief to non-conforming lots less than a quarter-acre in size (10,890 SF), located in Compo Basin.



II PUBLIC HEARING                   
At this time interested persons may be heard after being recognized by the chairman. 
Written communications may be received for all applications until the public hearing is closed. 
Applications and plans may be seen and examined in the Planning and Zoning Office, Room 203, Town Hall, 110 Myrtle Avenue, Monday through Friday, 8:30 am to 4:30 pm.


1. 1 Angora Road:    (The following application will be opened and continued to 2/7/19.  No testimony will be taken at this hearing) Appl. #18-068 by Juan Martin Fidalgo for property owned by Juan Martin Fidalgo for a Special Permit and Site Plan approval for excavation and fill, for property located in a Residence AA zone, PID #G11078000.  Applicant’s presentation time:  5 minutes

2. 43 Compo Mill Cove:  (The following application is continued to 01/03/19 and will be further continued to 2/7/19.  No testimony was taken and no testimony will be taken at this hearing) Appl. #18-086 by Peter Romano/LANDTECH for property owned by Douglas Eisenberg and Andrea Friedman for a CAM Site Plan approval to elevate existing house, construct a second story addition and a new two story addition, for property located in a Residence A zone, PID #E04072000.   Applicant’s presentation time: 15 minutes


3. 319 Bayberry Lane:  (The following application will be opened and continued to 2/7/19.  No testimony will be taken at this hering) Appl. #18-078 by Kousidis Engineering, LLC for property owned by Pawel and Kristyna Guda for a Special Permit and Site Plan approval for excavation and fill, for property located in a Residence AAA zone, PID #E18005000.  Applicant’s presentation time: 15 minutes  

4. 63 Turkey Hill Road South:  (The following application is continued from 01/03/19 and will be further continued to 2/7/19. No testimony will be taken at this hearing.  Testimony was previously taken)  Appl. #18-075 by Robert Pryor/LANDTECH for property owned by Deane and Mary Ann Martire for a Special Permit and Site Plan approval for excavation and fill, for property located in a Residence AA/A zone, PID #G07042000.  

5. 111 Harbor Road:  Appl. #18-067 by Don Fairbanks for property owned by Rick and Karen Leever for a CAM Site Plan approval for a new single family dwelling, for property located in a Residence A zone, PID #B02142000.  Applicant’s presentation time:  20 minutes
6. Amendment # 764:  Appl. #18-084 by Westport 191 Real Estate LLC for a text amendment to the Westport Zoning Regulations to modify §34-5, Parking Requirements Table to require 1 parking space for every 200 SF for Medical Use. A copy of the proposed amendment is on file in the Westport Town Clerk’s Office and is on file in the Westport Planning and Zoning Office.  Applicant’s presentation time:  15 minutes
