LEGAL NOTICE OF HEARING


The Zoning Board of Appeals of Westport will hold a Public Hearing in Town Hall, 110 Myrtle Avenue on Tuesday, May 9, 2017 at 7:30 p.m. in Town Hall to hear the following applications seeking relief from the Westport Zoning Regulations:
  
1. 11 Old Mill Road:   ZBA Appl. #7533 by Richard Redniss – Redniss & Mead, Inc. for property owned by Joseph Feinleib for a variance for setbacks and coverage for new FEMA compliant single-family dwelling, and findings to be consistent with the Coastal Area Management Act, for property located in a Residence B zone, PID #E04058000.


2. 201 Main Street, 7 & 15 Belden Place:  ZBA Appl. #7540 by Mel Barr, Barr Associates, LLC for property owned by Anna Nappa located in a RBD zone, PID #C10091000, C10093000, C10092000 for variances to consolidate and redevelop the lots for Inclusionary Two Family and Multi-Family Dwelling development and retail use; to modify and preserve the existing cottage at the rear of the property known as 15 Belden Place, and findings to be consistent with the Coastal Area Management Act. Relief to the following standards are requested: Expanding a building that is non-conforming to maximum Building Coverage requirements; minimum Building Setback requirements; minimum setbacks to wetlands and watercourses; maximum Floor Area requirements for a single building; minimum Arterial Street Frontage requirements; minimum non-residential floor area requirements; maximum residential density requirements; standards for landscaping of developed sites; excavation and fill standards to allow grading within five feet of the property line and to allow grading to exceed allowable slope requirements; Public Waterfront Access requirements to allow for less than the required six-foot wide Riverwalk path; and relief from the minimum affordable housing requirements and affordability plan submission requirements for Inclusionary Two-Family and Multi-Family Dwellings.


3. 33 Spriteview Avenue:   ZBA Appl. #7541 by Douglas Bassett for property owned by Douglas Bassett for a variance for setbacks, coverage and expansion of non-conforming building for a second story addition over existing footprint to be consistent with the Coastal Area Management Act, for property located in a Residence A zone, PID #B01051000.


4. 28 Island Way:   ZBA Appl. #7543 by John and Gail Coykendall for property owned by John and Gail Coykendall for a variance for coverage for an addition, for property located in a Residence A zone, PID #B01058000.



5. 12 Sterling Drive:  ZBA Appl. #7544 by Richard Benson, RB Properties, LLC for property owned by Richard Benson, RB Properties, LLC for a variance for setbacks and coverage for a new single family dwelling, for property located in a Residence AA zone, PID #D04079000


At this Hearing interested persons may be heard and written communications received for all applications. These applications may be seen and examined in the office of the Zoning Board of Appeals, Room 203, Town Hall, 110 Myrtle Avenue, Monday, Wednesday and Friday, 8:30 am to 3:00 pm and Tuesday and Thursday, 8:30 am to 4:30 pm.
