I PUBLIC HEARING AUDITORIUM
7:00 PM


(At this time interested persons may be heard after being recognized by the chairman. 
Written communications may be received for all applications until the public hearing is closed.  Applications and plans may be seen and examined in the Planning and Zoning Office, Room 203,      Town Hall, 110 Myrtle Avenue, Monday, Wednesday and Friday, 8:30 am to 3:00 pm,                    Tuesday and Thursday 8:30 am to 4:30 pm.)


The Commission will not start a public hearing on any applications after 10:00 p.m.                The Commission will adjourn no later than 11:00 p.m.


1. Amendment #721:  Appl. #16-040 by the Westport Planning and Zoning Commission to add a new section to the zoning regulations §32-15B, Age Restricted Housing (ARH) to address the housing and other needs of Westport’s aging population by allowing for a diversity of housing types and §5, Definitions, to add Continuing Care Retirement Community, (CCRC).   Applicant’s presentation time:  10 minutes

1. Saugatuck Island Bridge: Appl. #16-029 by the Town of Westport, Department of Public Works, for property owned by the Town of Westport for a CAM Site Plan approval to replace the bridge to allow emergency vehicles and heavy equipment to access, located in a Residence A zone.  
2. 70 Turkey Hill Road South:  Appl. #16-027 by Steven Lubin and Cecilia Dahlback for property owned by Steven Lubin and Cecilia Dahlback for a Special Permit and Site Plan approval for a new single family dwelling and for renovations to an existing dwelling pursuant to §32-18, Historic Residential Structures, for property located in a Residence AAA zone, PID #G07052000.  
3. 19 Greenbrier Road:  Appl. #16-032 by Ahmed M. Namoury for property owned by Ahmed M. Namoury for a Special Permit and Site Plan approval for excavation and fill for property located in a Residence AAA zone, PID #E16058000.  
4. 36 Elm Street:  §8-24 Request by the First Selectman for a report from the Planning and Zoning Commission regarding a proposed land swap between the Town of Westport and David Adam Realty, whereby the Town would convey a .15394 acre parcel of land located at 35 Elm Street, PID #C1014300, RORD2 zone, in exchange for a .15448 acre parcel of land located at 36 Elm Street, PID #C10145000, Residence A zone.   
5. 38 Main Street:  Appl. #1-035 by 38 Main LP c/o John F. Fallon, Esq. for property owned by 38 Main LP for a CAM Site Plan approval for construction of a FEMA compliant commercial building to be consistent with the Coastal Area Management Act, for property located in a BCD zone, PID #C10154000.
6. 25 Kings Highway South:  Appl. # 16-034 by Birchwood Country Club, c/o John F. Fallon, Esq. for property owned by Birchwood Country Club for a Special Permit and Site Plan approval to construct two (2) paddle tennis courts for property located in a Residence AAA zone, PID #B07044000.
